This design proposal outlines a plan to convert the existing buildings into a hotel (C1 Class) on the ground, first, and second floors, while maintaining Class E commercial space on the ground floor fronting Mitcham Road.

The project includes 92 hotel rooms spread across the ground, first, and second floors, as well as 260 sqm of commercial space on the ground floor.

Access to the commercial space will be provided from Mitcham Road. The hotel will have a single guest entrance from both Mitcham Road and servicing access from Franciscan Road.

The design balances design quality with minimal alterations to the existing building. Construction costs and commerciality were important factors which we needed to coordinate whilst delivering something that is warm and inviting.

Improvements to the existing facade upgrade the buildings visual impact and improves its relationship with the surrounding community.

On the side elevation, a timber fins design language was used, inpsired by the client hotel branding, creating an upmarket and chic entrance.
